What our figures are, what they are not, and how to use them. Please read this before you act on anything from Flatworth. Updated 16 September 2026.
What our figures are. The Flatworth Estimate, the Flatworth Range, the rental figures, the listing plan and every other number on this site, in the free check, in the Flat Report, in Flat Watch emails and in any other free or paid service are indications produced by NAVARO Pte Ltd's own internal analytics and methodology from public transaction records. They are computed by software, without inspecting the flat, and they change as new transactions register.
What they are not. They are not an HDB valuation, a bank valuation, an indicative bank valuation, a valuation report, an appraisal or professional advice of any kind, and they do not follow the standards a licensed valuer must follow. NAVARO Pte Ltd is not an HDB-appointed valuer, is not a licensed appraiser or valuer, and is not affiliated with, endorsed by or acting for the Housing and Development Board, the CPF Board, the Monetary Authority of Singapore, the Council for Estate Agencies or any bank or financial institution. No HDB office, bank or lender will accept our figures in place of its own valuation, and they must not be presented to any of them as one.
A guide, not a decision. Our figures are a guide to help you think. Before you list, price, sell, buy, lease, borrow or commit money, obtain the official valuation of the flat: for an HDB resale, the valuation HDB issues through its appointed valuer after an Option to Purchase is granted (the buyer's Request for Value), and for financing, the valuation or indicative valuation from the bank you are taking your mortgage from. Where the decision matters, take independent advice from a registered salesperson, a licensed valuer, a lawyer or a financial adviser. Every figure carries the date of the data behind it; check that the market has not moved since.
Accuracy. We measure our method on held-out registered sales and publish the result, but past accuracy is not a promise about your flat. Our data comes from third parties (HDB via data.gov.sg, OneMap) and may contain errors, omissions and delays we do not control; a flat's condition, renovation, view, facing, layout, tenancy and other facts the record does not carry are not reflected. Where a figure depends on a rule (CPF usage, loan tenure, HDB procedures), the rule as published at the time is applied; rules change, and the authority's current published version prevails.
No liability. To the fullest extent permitted by Singapore law, NAVARO Pte Ltd gives no warranty, express or implied, as to the accuracy, completeness, timeliness or fitness for any purpose of any figure or content, and accepts no liability for any loss, damage, cost or claim, direct or indirect, arising from any use of or reliance on this site, its figures or its reports, including any decision to sell, buy, price, lease or borrow. Our only obligation on a paid report is the range promise set out above, and our total liability for any paid service is limited to the price you paid for it. Nothing here excludes liability that cannot be excluded by law.

The Flatworth Estimate, the Flatworth Range and every figure on this site and in our reports are indications produced by NAVARO Pte Ltd's own analytics from public records. They are not an HDB valuation, a bank valuation or a valuation report, and NAVARO is not an HDB-appointed or licensed valuer. Use them as a guide, and check with HDB's valuation after your Option and with the bank you are borrowing from before you decide.
