What Flatworth is

Flatworth is a NAVARO Pte Ltd product. It computes indicative sale and rental figures for HDB flats from public transaction records published by the Housing and Development Board on data.gov.sg under the Singapore Open Data Licence. Flatworth is not affiliated with, endorsed by, or an official service of HDB or the Singapore Government.

Free, unlimited, no account. It stores no personal data. Requests are rate-limited per connection.

The paid products

The Flat Report: S$39, one-time, one flat. A listing plan with a floor, your prices against the Flatworth Estimate and the cash over valuation (COV) a buyer would need above it, the buyer pool your remaining lease allows, the cost of waiting, sell or hold, and the block's sale history, delivered as a link that stays live for 90 days, with three re-runs on new transactions in that time. Flat Watch: S$59 for one year, one flat. A fresh valuation by email each month, an alert when a sale or rental in the block registers, a Flat Report each quarter. The Seller's Pack: S$89, the Flat Report and a year of Flat Watch. Nothing renews by itself.

The range promise

If HDB's valuation of the same flat, issued by an HDB-appointed valuer after an Option to Purchase granted within 90 days of the report, falls outside the report's Flatworth Range (conservative to aggressive) as shown on the report at the time of purchase, we refund the report's price in full. Send the HDB valuation letter and the report link to hello@flatworth.com. The Flatworth Range is set to cover about four in five registered prices, measured on 1,500 held-out sales from January to August 2026, and is stated on every report; it is a promise about our own figure, not about any sale price or any valuer's decision.

Delivery and refunds

Reports are computed within seconds of payment and the link is shown on the confirmation page and sent to the email given at checkout. If a report cannot be produced because the block has no comparable records, we refund in full. Otherwise digital reports are non-refundable once delivered, except where the law provides. Data we hold

A purchase creates a payment record with our payment provider, Stripe, and a report record holding the flat's block, street, type, level and size, the payment reference and the email given at checkout. We use that email to deliver the report and, for Flat Watch, the monthly emails. We do not sell or share it.

Accuracy

The records are HDB's; we do not alter them. Figures move as new transactions register. The method is described on the home page and its version is shown on every result.
