HDB sale proceeds calculator
Enter what you know. The calculator subtracts what HDB says comes out of a sale and shows what you take home. It does not estimate your CPF interest: take the principal and interest figures from CPF.

What comes out of a sale
- Housing loan. Discharged first when you have a bank loan.
- CPF refund. The principal you withdrew and the accrued interest, returned to your own CPF account.
- Cash deposit. The deposit you already received, up to S$5,000, counts against what is paid at completion.
- Resale levy. Only if you buy a second subsidised flat from HDB.

Questions people ask
How are HDB sale proceeds worked out?
HDB's page for sellers sets it out: the resale price, less the outstanding housing loan, less the CPF savings you used with accrued interest, less any cash deposit you already received (up to S$5,000), less other amounts payable such as the resale levy. What is left is paid to you.
What do I have to refund to CPF?
The CPF principal you withdrew and the accrued interest. The refund goes to your Ordinary Account if you are below 55. Above 55 it first tops up your Retirement Account, per CPF. If you are 55 or above and pledged the property, you must also refund the pledged amount.
What if the sale does not cover the CPF refund?
CPF says you do not need to top up the housing refund shortfall in cash, as long as the property is sold at market value. Any option money you received from the buyer in cash counts as part of the price and must be refunded to CPF before completion, per CPF.
Which is paid first, the loan or CPF?
With a bank loan, the proceeds first discharge the outstanding housing loan, then refund the CPF monies with interest, then pay any interest charges.
Who pays the resale levy?
Someone who bought subsidised housing and is buying a second subsidised flat as a core applicant or occupier. HDB counts a resale flat bought with CPF housing grants as subsidised, and the levy is also due on an Executive Condominium bought from a developer. It does not apply if you buy a resale flat without CPF housing grants, or private property. It is paid in cash or from sale proceeds, not from a housing loan.
